Home Value Report
I have an extensive knowledge of the local market. I prepare free, no obligation home value reports for anyone interested in selling thier property. I take a no nonsense, no "BS" approach. My value reports are an actual representation of what your property WILL sell for. I don't kiss up and ask you what you think your home is worth and then base my report on that number. I take actual comps that have SOLD, current listing data that the public or sites like Zillia don't have access to, and determine a value just like an appraiser would. By utilizing ths approach, you can be confident in pricing your home correctly for a sale within your timeframe.
2 MLS Entries
In our location, it is critical that your home is listed in both IRES and Metrolist. Metrolist is Denver based, while IRES is Loveland based. As a Seller, you should put your home up for sale in both MLS systems to maximize Agent exposure. Those agents to the north of us usually subscribe to IRES only, and the same goes for Metrolist to the South of us.
With my systems, your listing is distributed to over 4300 different websites. This includes a enhanced listing on Realtor.com, all of the major real estate companies websites, google, trulia, homespace and tons more.
I create custom Visual Tours of your home. They can include 360 views of anything, from the kitchen to the neighborhood, or parks. This is also linked to the MLS to allow other agents to preview your home without ever having to step through the door. With this feature, you get weekly emails showing traffic to your tour. I find the majority of the traffic comes directly from the MLS as other agents looking for the perfect home for their buyers.
